Cipriani Resort

The project is located on the grounds of the Hotel San Rafael, the landmark that defined Punta del Este for three generations. The historic building is being restored and preserved. The new tower rises between Playa Brava and Playa Mansa, and it is this location that allows a single building to face the ocean on one side and the bay on the other.

Tower One features 68 residences in addition to 120 hotel suites. That is the fundamental difference from a conventional building: the concierge, kitchen, and housekeeping staff are already operating on the lower floors, since the hotel is in operation. Levels 1 through 4 are reserved for residents—featuring a lobby and lounges, a spa with a heated pool, saunas, and steam rooms, a deck with an outdoor pool, and an entire floor dedicated to a fitness center. In the complex, the common areas total 17,000 m² and include the casino, restaurants operated by Cipriani, a 2,550 m² event hall, the shopping arcade, and the beach club.

The residences feature 3.40-meter-high ceilings and windows measuring nine square meters. The interiors are by Hassen Balut, a studio based in Montevideo: floors of marble imported from Italy and hardwood in a choice of three tones, custom kitchens designed for Cipriani with Neolith countertops and Sub-Zero and Wolf appliances, Stella Italica faucets, and Duravit fixtures; master bathrooms feature freestanding bathtubs and separate showers in two shades of marble.

There are four floors, staggered in height. Two-bedroom corner units on floors 16 through 25, three-bedroom half-floors with a service apartment on floors 26 through 35, five-bedroom full floors on floors 36 through 41, and above that, the penthouse: six bedrooms, nine bathrooms, a library, a home theater, an indoor pool, saunas, a gym, a wine cellar, and a private elevator. The private terraces begin on the half-floor units.
